Position Summary
Reporting to the President of Blumenthal Performing Arts (BPA), the Director of Facilities will oversee the maintenance, operation and planning for facilities managed and used by BPA. This position is instrumental in developing short- and long-term strategic goals for the organization in relation to the operation and usage of all BPA venues and off-site locations used by BPA. Departments reporting to the Director of Facilities include operations, building services, maintenance, and security.
The position works closely and collaboratively with other BPA leaders, particularly the Director of Venue Operations.
The position is a key liaison to the City of Charlotte on matters related to City-owned venues, including capital maintenance planning and project execution. Similarly, they are a key liaison to representatives of other venues operated or rented by BPA. They are the key liaison to governmental units such as the fire department, code enforcement, and police department.
Duties & Responsibilities
• Works with senior leaders of BPA on strategic planning for the organization regarding facility management and operations.
• Responsible for the day-to-day management of facilities, including oversight of custodial, maintenance, engineering, and security functions.
• Organizes, plans, and oversees staff required to keep venues in a high-quality condition.
• Works with the human resources department on hiring, training, annual work plans, and conflict resolution.
• Oversees short- and long-term planning, management and tracking of the Facilities budgets, including reporting on budget vs. actual spend, projections, and implementing cost control strategies.
• Responsible for the administration, financial, and relationship management of contractors engaged to provide services, including construction, maintenance, security, and operations of BPA venues and off-site venues as necessary.
• Manages certification and permitting such as occupancy, fire department permits, and elevator use.
• Collaborates with the programming department and the Director of Venue Operations to identify, plan, contract, and oversee operations-related details for all on- and off-site events.
• Develops, updates, and implements a comprehensive plan for maintaining facilities, including scheduling needed repairs, preventive maintenance, and long-term renovation.
• Directs planning and research for capital projects including budgeting and monitoring the process and expenditures.
• Plans and coordinates Capital Improvement Projects with the City of Charlotte to ensure major maintenance and improvements are scheduled and completed promptly.
• Develops, implements, and oversees ongoing management of building operation standards, policies, and procedures.
• Develops, implements, and oversees security measures ensuring the safety of all staff, guests, artists, and clients.
• Oversees the management of waste and recycling programs and contracts.
• BPA’s key leader to develop and manage a sustainability operating program, including responsibility for ensuring the PAC is compliant with any required sustainability reporting or required certifications.
• In collaboration with the Director of Venue Operations, oversees the negotiation and execution of maintenance and repairs contracts. Identifies opportunities for partnership with corporate partners to streamline the PAC’s building operations.
• Coordinates with the Technical Director to ensure building operation services are aligned with programming and production needs, as required.
• Secures and operates local off-site storage facilities for the organization. Facilitates transport to/from storage, as required.
• Communicates regularly with peers at other performing arts centers and non-profit organizations locally and nationally to share best practices, evaluate trends, and provide and receive professional encouragement and support.
• Performs other duties as assigned.
Job Qualifications
• Bachelor’s degree in facilities management or a related field and a minimum of five years’ experience in facilities operations OR an equivalent combination of education, training and experience that provides the required knowledge, skills, and abilities.
• Demonstrated knowledge of the myriad of facility issues faced in operating an active performing arts venue or large commercial building.
• Experience leading and managing a team.
• Project planning, construction, and implementation experience.
• Experience working with a wide range of vendors, including construction contractors, including bidding, contracting, planning, implementation, and ongoing operation.
• Able to work evenings and weekends when required.
• Ability to manage effectively in a fast-paced environment, a crisis, or situation requiring prompt action and resolution to minimize disruption in use of BPA venues.
• Ability to interact with internal and external stakeholders with an elevated level of transparency, diplomacy, and integrity.
• Ability to work and think independently, take initiative, and meet deadlines.
• Strong attention to detail, exceedingly well-organized, and technologically savvy.
• Demonstrated ability to manage budgets to keep projects and operations within agreed upon limits as approved by the BPA President.
• Working knowledge of Microsoft suite.
• Strong written and oral communication skills, including presentations to BPA Trustees.
Salary: $77,000 - $116,000
