Signature Theatre, one of New York's leading off-Broadway theatres, is seeking a Facilities Manager for The Pershing Square Signature Center on West 42nd Street.

Founded in 1991, Signature Theatre celebrates playwrights and gives them an artistic home, producing six to eight productions annually. In 2005 Signature began its groundbreaking Signature Ticket Initiative, providing affordable tickets to all of its productions. In 2012, Signature opened The Pershing Square Signature Center, the Frank Gehry-designed 75,000 square foot Center featuring three theatres, two rehearsal studios, a central, public lobby with a café and bookstore, as well as administrative offices.

Position Summary
Signature Theatre is looking for an enthusiastic, full-time Facilities Manager who is ready to bring the institution to the next level, and eager play a role in shaping the future of Signature’s facilities.
Reporting to the Director of Production and Facilities, the Facilities Manager oversees all aspects of operation and maintenance of the Pershing Square Signature Center. Working closely with rentals, production, IT and Front of House, the Facilities Manager ensures that all facilities policies and procedures are incorporated effectively into the performance and events schedule.
Responsibilities
• Ensure all building systems remain in peak condition through weekly, monthly, and bi-monthly maintenance so that all systems will remain in full compliance with New York City Building and Fire codes.
• Evaluate and implement solutions to onsite technical issues for all center systems, including MEP (building/mechanical, electrical systems), HVAC, BMS, CCTV/Access Control, Fire monitoring/Sprinkler systems.
• Manage contractor and vendor relationships, including projects and maintenance scheduling for HVAC, BMS, electrical systems, plumbing, security, elevators, waste, cleaning, and fire safety systems.
• Monitor and check work with third party vendors and maintenance personnel to ensure high standards are maintained.
• Manage the facilities team, security team, custodial team, maintenance personnel, and on-site contractors.
• Support the facilities team as they work closely with Production, General Management, and the Rental departments to coordinate resources and address challenges to ensure theatre productions center rentals follow New York City Building and Fire codes.
• Manage facilities day-to-day operations, including acting as a liaison between departments during events and rentals, managing crowd control, Safety protocols and anticipating crowd behavior.
• Respond to off-hours emergencies, reporting onsite when necessary; including natural disasters (i.e. floods, earthquakes, hurricanes) and/or potential neighborhood emergencies, such as, bomb threats and riots.
• Provide on call services during hours away from the center to address HVAC, fire alarm and security needs.
• Create and manage the Facilities budget with the assistance of the Director of Facilities and Production. This includes approval of tracking of expenses and budget reforecasting as required.
• Review and competitively bid service contracts to ensure facility management needs and standards are being met.
• Assist the Director of Facilities and Production with management of construction and capital projects as needed.
• Assess HVAC needs for production schedules, administrative offices, and rentals/events.
• Manage vendor relationships for Front of House spaces, including Café Bar and kitchen preventative maintenance needs.
• Manage visitor management system and protocols surrounding personnel check-in and check-out.
Desired Experience
• Minimum three years’ operations experience in a multi-use facility and has working knowledge of:
o Automated BMS, CCTV (CMMS) trouble ticket systems.
o Building/mechanical, electrical systems (MEP).
o Construction/MEP drawings.
o HVAC systems.
o New York City Building and Fire codes.
o Microsoft Office Suite.
o Basic Electrical and Plumbing.
o Working knowledge of principles and practices of project management.
o Theatre operations experience preferred.
Desired Skills and Certifications
• Excellent written and verbal communication and interpersonal skills.
• Self-motivated with excellent problem-solving skills with an eye for detail.
• Ability to learn and convey technical information to a non-technical audience.
• CPR/AED
• Indoor Place of Assembly Safety Personnel (FDNY F-03).
• Supervision of Fire Alarm Systems and Other Related Systems (FDNY S-95).
• Active shooter training.
Compensation
This is a full-time salaried exempt position. The annual salary range is $60,000 - $80,000. The salary will be commensurate with experience.

Next Steps
The first round of interviews will be scheduled beginning January 25th. There will be 2 rounds of interviews. We will be aiming to make an offer for this position by February 10th , with a desired start date no later than March 8th. This position must be able to have flexibility to work evenings or weekends as needed for content capture and must be able to report in person in the office Tuesday–Friday and work remotely on Mondays (exceptions may apply).
