Kobalt Music Leases New Space in New York's Historic Greenwich Village

The William Kaufman Organization (WKO) today announced that Kobalt Music, an independent music services company, built for artists, songwriters, publishers and labels as an alternative to the traditional music business model, has signed a lease for 23,000 square feet at 2 Gansevoort Street, a nine-story, landmarked office property in the Meatpacking District.

Kobalt's new lease encompasses the entire 6th floor of the property, which is situated at the intersection of West 13th, Horatio and Gansevoort Streets in the Greenwich Village Historic District. The firm, which represents many of the world's top artists, publishers and songwriters, is relocating from 220 West 42nd Street in Midtown.

Kobalt will benefit from a number of new amenities and capital improvements recently completed at the building. Renovations include a new lobby, front entrance designed by Fogarty Finger Architects. Other renovation projects include a new security desk; new elevator mechanical modernization and an aesthetic elevator cab restoration; and a full building window replacement, new HVAC.

Kobalt was represented in the transaction by Greg B. Taubin and Scott Bogetti of Savills Studley, while Michael Lenchner, Vice President and Director of Leasing at Sage Realty Corporation, represented building ownership in-house.

Built in 1912 and originally designed as a warehouse and trade school, the 210,000-square-foot property at 2 Gansevoort Street was acquired by the William Kaufman Organization in 1948. As the owner/developer's first purchase in the Meatpacking District, it was a notable addition to the company's portfolio of ground-up class A buildings, which currently includes 777 Third Avenue, 767 Third Avenue, 437 Madison Avenue, 747 Third Avenue and 77 Water Street. Current tenants at the building include Theory, Ennead Architects, and Coronado Biosciences.

Nearby points of interest include the Hotel Gansevoort, the High Line, the Apple Store, the Standard Hotel and the new Whitney Museum. The building is easily accessible from seven major subway lines, crosstown buses and the PATH train.
