It all starts with reverse engineering life. Whether it be investing or dating, the goal must be decided first, then the process worked backwards from there. The process begins with what Chambers calls "the point of attraction", which is the moment a person first discovers an attraction to someone or something. In dating, the point of attraction takes the form of noticing an attractive person for the first time. With investing, the point of attraction is when a person realizes he can change his life through investing. This first thought is then followed by action.
Chambers calls the first actionable step "the process of exploration". This is when research happens. In the realm of relationships, researching means getting to know another person better by talking to them and spending time with them. Exploring compatibility allows a couple to determine what kind of relationship they want, if they want one at all.
Exploration in the world of real estate involves researching properties to determine compatibility. Compatibility in this sense means a potential investor must determine if he can afford a property and whether the property will work as a short-term or long-term investment. Once the end goal is determined, it's time to bring in a matchmaker, or a real estate broker, in terms of investment.
Chambers encourages investors to play the field when it comes to dating their investments. Much like there are different types of dating, there are also different types of real estate investment. Flipping a house, which is a short-term investment of about a year or so, can be compared to a romantic weekend or summer fling. On the other hand, investing in long-term rentals, such as apartment buildings, is much like marriage or another stable, long-term relationship.
When it comes to investments, playing the field involves diversifying and getting involved with many different types of investments. In addition to short-term investments, like wholesale deals, and long-term investments, such as residential housing portfolios, Chambers encourages investors to be a bit spontaneous. Like meeting someone in the line at Starbucks and striking up a conversation, referral investments are often unexpected, but they're worth adding to an investment plan.
